Position Summary:
We have an exciting opportunity to join our team as a Financial Project Analyst (Real Estate Development & Facilities).

The PFA is responsible for project profitability analyses, cost management and variance reconciliation. The PFA will ensure that departmental policies and procedures as well as cost and accounting standards are fully adhered to and implemented. The PFA will maintain processing, accounting and financial reporting on capital projects in his/her portfolio. The PFA is responsible for reviewing and processing financial related documents and transactions concerning contracts, purchase orders, change orders, task orders and invoices in a timely and accurate manner. The PFA is expected to maintain accurate and well documented project records in accordance with departmental policies and procedures. He or she is tasked with collaborating with REDF colleagues to ensure project budgets and costs are updated and up to date at all times including but not limited to budget allocations, approvals, commitment initiating and proper supporting documentation for associated financial transactions. The PFA will ensure REDF financial systems are updated and fully reconciled against organizational financial systems for all projects in their portfolio. Collaboration is required with REDF colleagues to achieve these results. The PFA must effectively communicate and interact with employees, clients, and colleagues and possess the ability to work effectively with all levels of the organization.

The Analyst will support the Capital Finance Operations team, utilizing Unifier use, ad-hoc requests. Under the direction of RED+F management, the Financial Analyst will be responsible for reporting financial status of projects by preparing and analyzing financial plans, forecasts, and reports managed by the RED+F Department. Responsibilities include providing information to management; assembling and summarizing data, preparing reports, making presentations of findings, analysis, and recommendations as per the departmental guidelines. Specific responsibilities and duties may include, but are not limited to:

    • Working knowledge of AIA Documents G702/G703 and Billing in AIA Format
    • Work Breakdown Structure (WBS) and GL account code analysis
    • Work In Progress Reporting
    • Understanding of Accrual accounting
    • Support month-end and year-end close process
    • Ensure quality control over financial transactions and financial reporting
    • Ability to work in a fast-paced team environment
    • Capacity and initiative to function independently assuming ownership and responsibility for daily activities and the ability to follow through on assignments autonomously
    • Ability to manage projects and assignments while working within diverse, cross-functional teams to achieve common objectives and deliver results
    • Attend bid openings as required
    • Able to balance multiple tasks with changing properties and handle a diverse portfolio
    • Strong organizational skills and keen attention to detail
    • Reviews and processes for payment billings from contractors, subcontractors, vendors and consultants
    • Performs account reconciliations of related contractor/subcontractor/vendor commitments on a per project basis.Reconciles projects in portfolio for closeout
    • Participates in job review meetings and pencil reviews with Project Managers as required
    • Ability to synthesize information from multiple sources to articulate and implement management strategies that will improve service delivery efficiencies and alignment of goals and expectations between REDF and NYULH department.

Minimum Qualifications:

  • Bachelor’s degree in Finance or Accounting preferred.
  • 3+ years of experience working in Construction, Real Estate, Architectural, Facilities or Health Services organization preferred with a strong understanding of construction accounting.
  • Demonstrate customer service and communication skills.
  • Must be able to develop and maintain positive, cooperative, team-oriented relationships with co-workers, supervisors, managers, clients and others as required for the job.
  • Demonstrate exceptional attention to detail as well as the ability to work well under pressure.
  • Demonstrate accounts payable and overall basic accounting skills (i.e., journal entries, working with G/L, budgeting).
  • Ability to work in compliance with company policies and procedures.
  • Experience in the use of Unifier is helpful.

NYU Langone Health provides a salary range to comply with the New York state Law on Salary Transparency in Job Advertisem*nts. The salary range for the role is $58,500.00 – $80,340.00 Annually.
